Building automation

Building automation and BMS

Programming, integration, upgrades and maintenance for building management systems that control HVAC, lighting and power.

The problem

The problem behind the problem

A building management system should give facility managers clear, real-time control of HVAC, lighting and power. In many buildings it no longer does. Alarms are ignored, graphics don't match the plant, and schedules were written for a previous tenant.

United Prompt Solutions designs, programs and maintains building automation on Honeywell Trend IQ Vision, Niagara, Schneider Electric and Siemens platforms. We improve efficiency, cut energy use and make the system easy to run day to day.

Scope

What we do

  • 01

    Programming and graphics

Control logic changes, schedule clean-up, alarm rationalisation and graphics that reflect the plant as it is.

  • 02

    Integration

Bringing HVAC, lighting, metering and power management onto one system for central monitoring and control.

  • 03

    Upgrades and modernisation

Staged replacement of ageing controllers and supervisors with minimal disruption to occupants.

  • 04

    Optimisation

Setpoints, schedules and sequencing tuned to how the building is used today, to reduce energy consumption.

  • 05

    Commissioning

Point-to-point testing, commissioning and documentation for new plant, extensions and fit-outs.

  • 06

    Maintenance and support

Planned BMS maintenance and responsive support so small faults are caught before they become complaints.

How we work

How we approach it

  1. 01

    Look at what's really installed

Existing plant, controls, wiring, documentation and operating conditions, not just what the drawings say.

  2. 02

    Find the underlying cause

Trend data, field testing and cross-trade fault finding to separate symptoms from causes.

  3. 03

Recommend the smallest fix that works

Repair, recommissioning, programming, integration or a staged upgrade. Replacement only when it's justified.

  4. 04

    Deliver, verify and document

Changes tested against the original problem, with records the next person can follow.

FAQ

Common questions

Can't find what you're looking for? Contact our team.

Which BMS platforms do you work on?

We work on Honeywell Trend IQ Vision, Niagara, Schneider Electric and Siemens systems, including mixed sites where more than one platform is installed.

Can building automation really reduce energy bills?

Often, yes. Plant that runs out of hours, competing heating and cooling, and poorly tuned control loops all waste energy. Correcting schedules, setpoints and sequencing is usually far cheaper than new equipment.

Does an ageing BMS have to be replaced?

Not always. We assess spare parts, failure risk and integration options, and often recommend a staged upgrade that replaces the highest-risk parts first.

Tell us what the building is doing, or isn't doing.

You don't need to know whether it's the BMS, the HVAC plant, the switchboard or the programming. Describe what you're seeing and we'll work out where to start.
